Brixel Guide – Services and Terms

1. How is the cooperation between you and Brixel regulated?

We provide you with services to support your purchase of a property. The use of the website is free of charge and is subject to the General Terms of Use, which you can find at the following link: https://brixel.ch/terms. These Terms of Use also form an integral part of the contract when using the Brixel Guide service package. Also, this document contains further information and contractual terms concerning the Brixel Guide.

2. What services do you get with Brixel Guide?

The Brixel Guide service package offers comprehensive support when purchasing a property, from your initial consultation to receiving the keys to your new home. You can benefit from the following services for a maximum of 6 months from the date of the definitive order placement:

Initial consultation

  • We will conduct a personal consultation with you, either via phone, video call, or on-site.
  • We will clarify any questions and present the Brixel Guide services in detail.
  • Additionally, you can count on digital support from our experts for any further inquiries regarding the property buying process during our working hours.

Price estimation

  • You will receive a full estimation report provided by IAZI regarding to the property under consideration for purchase.

Legal support

  • We will support you during negotiations with the property owners or other real estate agents.
  • We will support you with validating all property documentation to avoid any hidden problems.
  • We will coordinate the notarization and transfer of ownership.
  • We will provide you with an independent review of the purchase agreement.
  • We will provide you with basic support on the tax implications of the purchase.

Financial services

  • We will organize a detailed financial consultation with our partners.
  • We will support you in checking your affordability.
  • We will support you in obtaining proof of financing provided by our partners.
  • Upon request, you can receive mortgage offers provided by our partners, featuring exclusive discounts specifically tailored for clients of Brixel.

Other Partners

  • We can connect you with a diverse array of service providers, including renovation companies, designers, staging experts, movers, and craftsmen.

Additional services (with additional costs)

Also referred to as add-ons, additional services of the Brixel Guide will have a separate cost and can be claimed at any stage of your buying journey. In certain instances, the associated costs will include services provided by external partners. Be aware that in this case, the external partner is liable for the execution and completion of these services, and these charges will be invoiced and settled directly with the respective service providers. Brixel has no legal obligation about the services of any external provider. 

Currently, the available additional services are: 

Property Condition Check

  • You will receive a property analysis by an independent external building surveyor. Unless otherwise agreed, the surveyor will check your property for the following elements:
    • Building envelope (roof, balcony, façade, windows).
    • Waterproofing of the wet rooms.
    • Heating check incl. testing of alternative heating systems (boiler, burner, regulation, mixing valves, pumps, safety fittings, and tank system).
  • You will receive a summary report with photo documentation.

In this case, the independent external building surveyor will be in charge of invoicing and you have to settle directly with the respective service providers. Brixel has no legal obligation to the services of any external provider.

Rental service

  • We will advertise your property on the listing portals.
  • We will check the creditworthiness of the potential tenants.
  • We will provide your rental contracts.

In this case, the total price of your package will undergo analysis and is yet to be defined.

3. What are the costs?

The price for all listed services is a flat rate of of CHF 3'900 incl. VAT. The optional additional services incur varying prices based on their scope and/or predefined amounts set by the third parties involved. Brixel has no legal obligation to the services of any external provider.

4. When is there a binding obligation to pay?

After the initial consultation and clarification of your questions regarding the process of buying a specific property, a binding obligation to pay arises only when you give us the definitive order that you want Brixel's support to purchase the property. With a definitive written order by you, the first partial payment of CHF 1'000 is owed. You will receive an invoice with a 30-day payment period.

In short: You only pay when you are certain that you want our services to move forward with a purchase.

The remaining price CHF 2'900 is only due after the purchase of your new property is completed and is placed following the signing of the purchase contract by all parties and its notarization.

5. Is there a right of withdrawal?

You can withdraw from the contractual relationship at any time without giving any reasons until the definitive order is placed. In this case, you will not incur any costs. The same right is available to Brixel, i.e. Brixel can also withdraw from the contractual relationship without giving any reasons until the final order is placed, which means that Brixel's obligation to perform ceases to apply and no obligation to pay arises for you. 

After the definitive order, a pro rata of CHF 1'000 is due in any case.

6. What about data protection?
